How do I find a Fantastic Realtor® to Market my Home?

Is the Busiest Realtor® Best?

One theory on how to find the best Realtor® to sell your house is devoted to the assumption that the busier the Realtor® is, the better the Realtor® must be. However, what kind of Realtor® is more valuable to a Seller?

The truth is: You don't need the largest agency in town, the busiest Realtor®, or the Realtor® with the most experience. You need to hire the Realtor® who will market your home aggressively, to both Buyers and the Buyer's Realtors® while being proactive and responsive to you on a regular basis. This can be any Realtor®, either seasoned or brand new to the field. Any competent Realtor® can be every bit as effective as a seasoned pro. Someone working with fewer clients will have your needs in mind constantly and will be more focused on marketing your home. It's important that you trust your instincts. Hire the person, not a statistical lineup of listings and awards.

Is the Realtor® who Quotes the Highest Selling Price my Best Bet?

Never choose a Realtor® based on selling price. The fact is, houses priced too high are not going to sell in any market regardless of which Realtor® is listing it. It is not the Realtor® that sets the selling price of a house - it's statistically based upon the current market conditions (CMA or Comparative Market Analysis). Simply put, the Market determines the value. Your Realtor® will discuss and show you a range of prices being paid for similar homes in your area and together you determine the listing price of your home.

It must be understood that your house gets the most attention in the first two weeks it hits the market when it is a "new" listing. If priced properly, your property will generate a lot of traffic with those Realtors® who have qualified Buyers. If you price it too high, Realtors® will be hesitant to show the house to their clients. It may sit on the market for some time generating little or no activity. The property after awhile becomes market stale and people begin to wonder if there is something wrong with the property. When you finally decide to drop your price to reflect it's true market value, your house is stagnant and buyers may begin to think you are growing desperate and the prices you are offered will come in lower and lower. It's not uncommon that you may find yourself accepting a price that is below what you could have received had the house been priced properly to begin with.


Lastly, pricing your home above current market conditions will only make similar houses for sale in your area look that much better. Overpricing helps sell everyone elses properties - not yours.

For the majority of people, finding the right Realtor® to sell their house is not a decision made by tangible formulas or statistical performances, it really breaks down to personal choice.

Your goal is to determine if the Realtor® is strictly motivated by the commission, or are they genuinely interested in helping you with your real estate needs?

 

  • You must feel comfortable with the Realtor® you are working with.
  • The relationship must be a two way street of communication.
  • A Realtor® should not only be returning phone calls, they should be initiating them as well.
  • The Realtor® must recognize and understand the needs of their client whether the client is buying or selling.
  • You should never feel pressured. The Realtor® works for you, you do not work for the Realtor®.
  • Both you and the Realtor® need to feel that it is a good fit. If not, ask yourself why and be prepared to move on and keep looking.
  • A Realtor® should assist Sellers in preparing their home for market conditions.
  • A competent Realtor® should offer advice on how to stage a house for showings and should be working with the Sellers in preparation.

 

When selecting a Realtor®, he or she must be someone you feel good about. If at any time prior to entering into an agreement you are not comfortable working with the Realtor® for any reason, thank them for their time and let them know your relationship is not a good fit. You should never feel pressured from a Realtor® regarding any part of your working relationship and you must get appropriate value and benefits for the services you are paying for.
